Thank you for your booking enquiry and for assisting us in promoting this beautiful country and its spectacular features along the Zambezi River and Victoria Falls.

Although our conditions apply in general, specific process relevant to each of our facilities are stipulated separately.

However, a current process list with conditions can be obtained via e-mail from


  1. All rates quoted are on a tent only per night basis unless otherwise indicated.
  2. All bookings are subject to availability.
  3. Reservations will be kept until 18:00 on day of arrival unless otherwise assured or guaranteed.
  4. Full pre-payment of accommodation amount required in order to secure your booking.
  5. Check-in is from 14:00 and check-out is by 11:00.
  6. Guaranteed reservations will be held for first night only, after which the accommodation will be released.
  7. Please note that the credit card used to make payment needs to be presented upon check-in at the lodge.

Cancellation Policy per Booking

  • Cancellations received within 21 days prior to arrival will be subject to a full cancellation fee of the value of the accommodation booked.
  • Guaranteed reservations will be held for first night only, after which the accommodation will be released.

  • Please contact +27 13 656 2631 (Monday to Friday 08:00 to 16:30) in advance to make arrangements for late arrivals or arrivals on a Sunday/Public holidays.
  • Please note that full payment will be required within 48 hours after the booking has been made.
  • It is a requirement that all Guests provide proof of identification in order to be given access to the accommodation. Guests may use their valid ID, driver’s license or passport as proof of identification.
  • Guests who booked and paid for their accommodation using a credit card will need to present the same card at check-in. A security fee of K500 will be taken as a pre-authorisation upon arrival.


The resort will require a copy of the confirmation letter in order to check you in.


If, in the opinion of management, more than the stipulated number of persons occupy the unit, you or your party may be required to vacate the unit and you will be liable for the applicable penalty fee.


You may not rent out the unit without the prior approval of management, nor may you “split” the period of the booking amongst separate guests not reflected on the official confirmation letter.  Note that the unit is serviced for confirmed new arrivals on the stated check-in date only.  Should you, in the opinion of management, fail to abide by these provisions, you, or the party claiming occupation, may be prevented from occupying and/or asked to vacate the unit, and you will be liable for the applicable penalty fee.


No pets of any kind are allowed at the resort.  Should you fail to abide by this rule, you will be required to remove the pet/s from the resort and will be liable for the applicable penalty fee.


You will be personally liable for the cost of repairs or replacement arising from any damage or loss to the unit or its contents, or any costs incurred by you or your party on account during occupation of the unit and you will be charged accordingly.


You will be asked to sign an indemnity on check in.  Only a person aged 18 years or older may sign the Guest Registration Card on check-in and must remain in occupation for the entire period.  Failure to adhere to this condition can result in the remaining occupants, if under the age of 18 years, being requested to vacate the facility.


Details of the amenities and facilities are correct at time of booking, however may change dependent on maintenance schedules.  Please further note that certain amenities and facilities detailed on this letter may be subject to a fee, and you should clarify with the resort directly if required.
